186 City Road is a locally listed building within the Islington Conservation Area. The original envelope is fine example of ornamental Victorian architecture and serves as the key precedent and inspiration for the new build elements proposed. The grand double storey ground floor window bays are to be replaced with limestone mullions and spandrels reinstating the original historic fabric and proportions. The upper storey extension has been developed in response to the existing building and the surrounding context using brick and limestone. The 7th floor pavilion level steps-in thereby reducing its visual impact. The building will have a fully electric M&E design, low carbon CLT slab construction and green/blue roofs targeting a BREEAM Excellent rating.
