The design references the industrial and warehouse heritage of the Surrey Docks and Rotherhithe, combined with an innovative low-carbon structural design to deliver generous new office and retail space above an active Victorian railway tunnel, barely meters below the surface. Located in Zone B of the Allies & Morrison designed Canada Water Masterplan, Plot B1 sits in a prominent position on Deal Porters Way at the southwest corner of the dock. The site currently forms part of the Surrey Quays Shopping Centre Car Park. Zone B plays a key role in forming a new edge to the proposed High Street and also forms part of the Western edge of the masterplan.
